Brentwood School Bean LRC: Site Visit 10.03.15

Precast concrete sealing underway to Bean Hall- Some marking from insitu work to be cleaned prior to seal- In case a deep clean is required, use Lithofin MN Power-Clean diluted 1:20 and a white pad. (tech sheet issued 10.02.15)

Bean door screen BE.EW.00.07- opening appears too small/ straps bent. HCL to advise

Bean curtain wall screen/ door BE.ED.00.04. Gaps either side of screen 25-30mm. HCL to advise how this gap will be closed as current discrepancy between screen and opening.

Bean GFL drylining GL B/3- insulation missing- HCL to address to all areas

Bean head detail to seminar stair:

Partition not fixed at 600mm centres as required
Not adequate fire or acoustic separation
Unistrut continuing through spaces

Bean seminar stair walls- ensure adequate acoustic and firestopping. Head detail currently unacceptable. HCL to address

Bean 1FL window BE.EW.01.05:

Cill and head installed at incorrect height- refer details 0331 BE.13.6- HCL to address
LAC painted onto external face brickwork- unacceptable- HCL to address

Bean 1FL window BE.EW.01.05:

RIW DPC continuous from cill/ lapped under capping detail- not as built- refer details 0331 BE.13.6. HCL to address

Arched windows- brickwork and concrete beyond specified tolerances. HCL to advise how this will be addressed.

BE.EW.01.09 + BE.EW.01.10- window frames installed before arches have been pointed. Work out of sequence. HCL to advise of method to address and provide acceptable finish without damage to installed frame

Airtightness- large voids in interfaces with services and structure- HCL to address

Bean refurb. Mist coat decs commenced but existing electrical services have not been removed- see below

Old emergency fittings to be removed prior to decoration- works out of sequence. HCL to address

Raised floors- installation underway 1FL Cunliffe

1FL Cunliffe- plaster beads installation underway

2FL Cunliffe- Data cabling underway- although building is not watertight.

Plastering underway to 2FL Cunliffe- CU.02.06

Partition to CU.02.05- ensure gaps sealed between substrates prior to plastering- HCL to address

CU.02.05- awaiting plastering- refer notes above for acoustics

Additional cill formed over bauder to Cunliffe window CU.EW.02.11. HCL to advise how this will be addressed.

Hit and miss brickwork Cunliffe north elevation GFL high level:

Soft joint to be formed to interface with brickshield.
Ties required as F30/212- not currently installed- refer plan drawing CU.11.2.
Retrofit solution may now be required. HCL to advise. To be addressed before ductwork installation.
HCL to confirm cavity tray installation carried out to all openings as detail CU 11.2

Cunliffe brickshield north and east elevations. Quality of setting of slips unacceptable. Mortar joints variable/ faces of slips not flush. Slips also falling off. HCL to address. CVA to reattend for further review of quality and finish.
